
An annual boiler service keeps your heating system running safely, efficiently and within the terms of your manufacturer guarantee. All service visits are carried out by Gas Safe registered engineers. We use calibrated combustion analysers to verify that your boiler is burning gas safely and at the correct efficiency.

We issue Gas Safety Certificates (CP12) for landlords following the annual gas appliance check – a legal requirement under the Gas Safety (Installation and Use) Regulations 1998 for all rental properties.

The most important reason is safety. A poorly maintained boiler can develop cracks in the heat exchanger or combustion chamber, potentially allowing carbon monoxide to enter your home. Carbon monoxide is colourless and odourless, and can be fatal before symptoms become apparent. An annual service includes a full combustion analysis and inspection of all safety-critical components. Beyond safety, regular servicing improves operating efficiency (reducing your gas bills), protects your manufacturer warranty and gives our engineers the opportunity to identify developing faults – worn seals, corroding components, blocked condensate traps – before they cause a breakdown and a more expensive repair bill.
A full Eco Heat boiler service covers: visual inspection of the boiler, controls and pipework; combustion analysis using a calibrated gas analyser to check CO/CO2 ratios and gas input pressure; inspection and cleaning of the burner assembly; inspection of the heat exchanger for damage, fouling and corrosion; check of all safety devices including pressure relief valve and temperature limit controls; flue integrity check; system pressure check and correction if required; condensate trap and pipe inspection; and a full operational test of both heating and hot water functions. We allow 45–60 minutes for every service.
Landlords have a legal obligation under the Gas Safety (Installation and Use) Regulations 1998 to have all gas appliances checked annually by a Gas Safe registered engineer, to provide tenants with a copy of the Gas Safety Certificate within 28 days, and to keep records for a minimum of two years. From April 2024, landlords must also provide digital copies of records to tenants on request.
